It may happen that you or your spouse must be out of town at the time of your escrow closing. Perhaps you suddenly have to go out of the country and you may be worried how you are going to close your escrow on time when you can't physically be present for the closing. Hiring a real estate attorney for your team is one of the most important decisions to consider when first becoming involved in real estate investing. The right Attorney will keep you on tract and lessen your liability in your real estate investments. I would not and did not start investing until all my paperwork was state-specific, meaning it was not some generic paperwork offered in an office supply store. |

A caution to always seek out the advice of a competent attorney before “trying this at home” is always good advice, but I find it difficult to proffer truly good (nonlegal) advice on the subject of seeking the right attorney with regard to the PACTrust™ or land trusts in general. In fact, I find myself “jest a tad ‘twixt a rock and a hard place” here (as it were), mostly because...they jest ain’t hardly none a’tall around these parts (as they say on Jerry Springer). |

Whether you like it or not you can’t do it all by yourself. Investing in real estate requires many different professionals. There are realtors, appraisers, inspectors, builders, remodelers, mortgage companies, banks, property managers, attorneys, partners, accountants, sign companies, printing companies and yes even mentors, buyers, sellers and tenants. I have heard in business that you are only as good as your weakest link. I want to suggest that you choose your team carefully. You may even want to go as far as interviewing your team players. |

That’s probably one of the most common questions asked by people wanting to begin real estate investing. Another common question is, “How do I find a mentor to work with?” Of course there is no one perfect answer for everyone. It depends on a number of factors including; money available, goals and current skill level. But, for my money the answer to both questions is bird dogging or as I call it Real Estate Jobbing. |

No, I’m not talking about starting a kennel and going into the dog business - still talking real estate here. A new concept that I have been using for a while and one that I have seen others effectively use is what I call “Breeding Bird Dogs”. In a nutshell, breeding bird dogs is taking newbie investors under your wing and training them how to find prospective deals. The premise behind training other “would-be investors” to find properties is that they will bring the deals to you before they present them to anyone else. Some may feel as though they are training their competition, but I’ve never looked at it that way. |

If You Are Not Doing This Math on Every Deal You Are Considering Putting Under Contract, Then You Are Not Earning Your Assignment Fee! Definition A "Bird-Dog" is someone who identifies a good Real Estate investment opportunity and puts the property under contract with the sole intent of assigning that contract for a fee to a rehabber to repair and resell. For the purpose of this article the term Birddogging and Flipping will mean the SAME thing. |
